1. Who we are
luxury.connect.ca (the “Site”) is operated by Connect Real Estate, Brokerage (“Connect,” “we,” “us,” or “our”), an Ontario-licensed real estate brokerage. Ryan Coyle is the Broker of Record. Our office contact is ryan@connect.ca and (416) 904-0664.
This policy explains what personal information we collect through the Site, how we use and disclose it, and the rights you have. It is written to comply with Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA), Ontario’s private-sector privacy framework, and Quebec’s Act respecting the protection of personal information in the private sector (the “Quebec Privacy Act”), as applicable.
2. The information we collect
We collect personal information in three ways:
(a) Information you give us. When you submit a brochure request, a consultation form, a property-introduction request, a calculator-result email request, or a newsletter signup, we collect the information you provide — typically your name, email address, phone number, location, and any details you choose to share about your buying, leasing, or selling situation.
(b) Information collected automatically. When you visit the Site, our servers and analytics providers (Vercel Analytics, Vercel Speed Insights, and — when configured — Google Analytics 4, Meta Pixel, and Microsoft Clarity) automatically record your IP address, browser type, device type, pages visited, time spent on each page, the referring URL, and similar technical information.
(c) Information from third parties. If you reach us through a partner referral, a real-estate listing portal, an MLS feed, or a paid advertising channel (Google Ads, Meta Ads, etc.), we may receive information about your interest from those sources, including the campaign or ad you clicked.
3. How we use your information
We use personal information to deliver the services you request, communicate with you about properties and the market, run our brokerage business, and improve the Site. Specifically:
- To respond to your inquiry. If you request a brochure, a consultation, or property details, we use your contact information to follow up.
- To provide market intelligence. If you opt in, we send the Quarterly Market Report and occasional listing updates relevant to your stated interest.
- To represent you in a transaction. If we enter a brokerage relationship under the Trust in Real Estate Services Act, 2002 (TRESA, formerly REBBA), we use your information to fulfil our duties as your representative.
- To operate and improve the Site. Aggregated analytics help us understand which content readers find useful and where the Site can be improved.
- To meet legal and regulatory obligations. We retain records as required by Ontario brokerage rules, FINTRAC anti-money-laundering rules, and other applicable law.
5. Email and SMS marketing (CASL)
Canada’s Anti-Spam Legislation (CASL) governs commercial electronic messages we send to you. We rely on either:
- Express consent. When you tick a consent box on a form (for example, the brochure request or newsletter signup), you give us express consent to send you commercial electronic messages until you withdraw it.
- Implied consent. Where the law permits implied consent — for example, where you have an existing business relationship with Connect, or you have published your business email publicly without a no-spam notice — we may rely on it for the period CASL allows (typically two years from the qualifying event).
Every commercial electronic message we send identifies Connect Real Estate as the sender, includes our mailing address and a working unsubscribe link, and honours unsubscribe requests within ten business days. To withdraw consent at any time, click the unsubscribe link in any message or email ryan@connect.ca.
7. International buyers and cross-border transfers
If you are based outside Canada, please note that your information is processed and stored on infrastructure that may be located in Canada and the United States (Supabase, Vercel, FollowUpBoss). By submitting information through the Site, you consent to that cross-border transfer. We rely on contractual safeguards (data-processing addenda) with each provider to protect your information consistent with PIPEDA standards.
8. Your rights
You have the right to:
- Access the personal information we hold about you and request a correction if it is inaccurate;
- Withdraw consent for any non-essential processing (including marketing emails) at any time;
- Request deletion of your information, subject to legal and regulatory retention obligations (for example, transaction records that brokerage and tax law require us to keep for six years);
- Lodge a complaintwith the Office of the Privacy Commissioner of Canada (priv.gc.ca) or, if you reside in Quebec, the Commission d’accès à l’information du Québec (cai.gouv.qc.ca).

9. Security
We use commercially reasonable safeguards to protect personal information — TLS in transit, row-level security in our database, role-based access controls, and background checks on personnel with access. No system is perfectly secure; if we ever experience a breach involving your information, we will notify you and the Office of the Privacy Commissioner as PIPEDA’s breach-notification rules require.
10. Updates to this policy
We review this policy at least annually and update it when our practices, services, or applicable law change materially. The “Last updated” date at the top of this page reflects the most recent revision. If a revision materially reduces your rights, we will notify you by email (if we have one on file) before the change takes effect.
