The terms governing access to luxury.connect.ca. Ontario law applies.
1. Acceptance of these terms
luxury.connect.ca (the “Site”) is operated by Connect Real Estate, Brokerage (“Connect”), an Ontario-licensed real estate brokerage with Ryan Coyle as Broker of Record. By accessing the Site you agree to these Terms of Use and our Privacy Policy. If you do not agree, do not use the Site.
2. The Site is information, not a brokerage relationship
Browsing the Site, requesting a brochure, downloading a calculator result, or sending us a message does not by itself create a brokerage relationship under the Trust in Real Estate Services Act, 2002 (TRESA). A brokerage relationship is established only when you and Connect sign a written representation or service agreement and Connect confirms acceptance.
Until that written agreement is in place, Connect represents the seller / landlord on any active listing the Site references, and any communication you have with us regarding such a listing is on an unrepresented (customer) basis under TRESA.
3. Listing data, market reports, and accuracy
Listing information on the Site is provided for the personal, non-commercial use of consumers interested in purchasing, leasing, or selling real estate. Listing information is sourced from the seller, the listing brokerage, the Toronto Regional Real Estate Board (TRREB), the Canadian Real Estate Association’s Data Distribution Facility (DDF), and developer marketing materials. Information is believed reliable but not guaranteed. Do not rely on it as the sole basis for any purchase, lease, or investment decision; verify through independent inspection, legal counsel, surveyor, and your representing brokerage.
Market reports, neighbourhood statistics, and editorial commentary on the Site reflect our analysis of available data at the time of publication. Sales statistics are sourced from TRREB and DDF; sources are cited where applicable. Market data updates quarterly. Past results are not indicative of future performance.
4. Calculator estimates are illustrative
The HST Rebate, Toronto Land Transfer Tax, NRST, Closing Cost, Pre-Construction Deposit, Monthly Carrying Cost, Cap Rate, Currency Converter, and Assignment Sale calculators on the Site are illustrative estimates based on rates and rules current as of the date displayed on each calculator. They do not constitute tax, legal, accounting, or financial advice.
Tax rules — including the April 2026 Ontario HST rebate, Toronto MLTT schedule, NRST, and CRA anti-flipping rules — change from time to time and apply differently to each buyer. Confirm your specific situation with your accountant, tax counsel, and financial advisor before relying on any number these calculators produce.
5. Pricing and availability
All prices, deposit structures, occupancy dates, and inventory listed on the Site — including pre-construction allocations, resale listings, and lease offerings — are subject to change or withdrawal without notice. Pre-construction prices and floor plans are subject to the developer’s purchase agreement and are not binding until accepted in writing. Resale and lease prices are negotiable; the listed price does not constitute an offer.
6. Intellectual property
The Site, including its text, images, graphics, design, code, and the “luxury.” word mark and the “luxury.connect.ca” brand, is owned by or licensed to Connect Real Estate. You may view content for personal use, share links to public pages, and reference our market reports with attribution.
You may not (a) copy, reproduce, scrape, or republish material from the Site for commercial use without our written permission; (b) use any of our trademarks or brand assets in connection with another product or service; or (c) circumvent technical measures we use to protect the Site.
Listing photographs are typically owned by the listing brokerage or the developer of a pre-construction project; they are displayed on the Site under the same terms that permit display on TRREB, DDF, or directly from the developer’s marketing materials.
7. Information you submit
If you submit information through any form on the Site — a brochure request, a consultation form, a property-introduction request, a calculator-result email request, a newsletter signup, or any contact field — you confirm that the information is accurate, that you are over the age of majority, and that you have the right to submit it. We handle that information under the Privacy Policy. Submitting an inquiry does not by itself obligate Connect to represent you.
8. Third-party links
The Site links to third-party sites (developer marketing pages, news articles, the Bank of Canada, government tax pages, etc.). We do not control those sites and are not responsible for their content, privacy practices, or availability. Following an external link is at your own risk.
9. Disclaimer of warranties
The Site is provided on an “as is” and “as available” basis. Connect makes no representations or warranties — express, implied, statutory, or otherwise — regarding the Site, its content, the listings or market data displayed, the calculator outputs, or any third-party content. To the maximum extent permitted by law, Connect disclaims all warranties of merchantability, fitness for a particular purpose, accuracy, completeness, and non-infringement.
10. Limitation of liability
To the maximum extent permitted by Ontario law, Connect Real Estate, Ryan Coyle in his capacity as Broker of Record, and our respective officers, directors, employees, and agents are not liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site, including but not limited to lost profits, lost opportunities, or reliance on listing data, calculator outputs, or market reports. Our total liability for any claim arising from your use of the Site will not exceed one hundred Canadian dollars (CAD $100).
Nothing in these terms limits our liability for fraud, fraudulent misrepresentation, or any liability that cannot be limited under Ontario law.
11. Governing law and jurisdiction
These terms are governed by the laws of the Province of Ontario and the laws of Canada applicable in Ontario. The courts of Ontario sitting in Toronto have exclusive jurisdiction over any dispute arising from your use of the Site, except that Connect may seek injunctive relief in any court of competent jurisdiction to protect its intellectual property.
12. Updates to these terms
We may update these terms from time to time. The “Last updated” date at the top of this page reflects the most recent revision. Continuing to use the Site after a revision means you accept the revised terms.
